If these targets were rolled out today, 52% of Central Milton Keynes (CMK) built stock would comply with the 2030 legislation.

While the shortage of stock in the CMK generally has contained ESG aspirations, this fact has been an additional driver of new Grade A space in the city centre.

In 2027, the required minimum EPC rating will rise to ‘C’, and then further increase to a 'B' rating in 2030. 

Building Surveying case studies

From a dilapidated and disused building, our client gained lettable Grade A space in Central Milton Keynes. The energy efficiency of the building was improved with a change in EPC from a B to a D and its lettability improved by the inclusion of several initiatives including EV chargers and a cycle store and showers. A VRF system enables the building to be multilet across different floors with varying heating/cooling requirements.

Spotlight on Hermes Silverstone

Silverstone Park provides a global destination for innovation, business development and engineering, at the forefront of global technological innovation.

MEPC, now Federated Hermes, sought our expertise in 2018 to navigate a challenging dilapidations negotiation for one of their technology buildings at Silverstone Park. With our help, we successfully reached a settlement figure with the outgoing tenants, paving the way for a license to alter and the monitoring of works for the new tenant's fit-out.

Since then, we have continued to provide valuable guidance to MEPC in matters of dilapidations, overseeing tenant departures, and securing cash settlements. Our diligent efforts have led to the refurbishment of vacant units, ensuring they are ready for new tenants, while expertly preparing schedules of condition to protect MEPC's interests.

In 2019-20, our role expanded to include assessing the tenants' proposed fit-outs for attachment to the license. We took on the responsibility of supporting and guiding these tenants, ensuring their compliance and safeguarding MEPC's interests.

Our role in negotiating settlements, monitoring works, and protecting MEPC's interests has contributed to the ongoing success and growth of this prestigious development.
