Take up in the 2023 H1 was concentrated in smaller units below 30,000 sq ft, reflecting strong demand from local occupiers.
Prime industrial rents in both Milton Keynes and Northampton hit new highs in H1 2023, rising by 24% and 36%, respectively to £13.00 per sq ft and £11.25 per sq ft. Secondary industrial rents also rose, albeit more slowly.
While future rental growth will be weaker, we expect prime industrial rents in Milton Keynes and Northampton to increase to £15.50 per sq ft and £12.50 per sq ft respectively by the end of 2028.
